This rent-restricted condominium complex was the luxury building when it was constructed in 1996. The Sands had even been a low-density complex on Romar Beach, but things have changed as now it is surrounded by high-rises. Still, The Sands retains its upscale reputation and market value. The condominium complex is full of amenities, and units have larger floor plans than many of its peers. The 84 condos in this 15-story structure have three bedrooms and range in size from 1,900 square feet and 2,100 square feet. Each has three bathrooms and the master bathroom has a Jacuzzi tub. Kitchens have granite countertops and a butcher block island. A private balcony can be accessed from the living room and master bedroom through floor-to-ceiling glass sliders. Units may also have a wet bar. The complex is also served by elevators.

There is an outdoor pool facing the sugar-sand beaches of the Gulf of Mexico. Also, there is an outdoor hot tub, an indoor pool and hot tub, fitness room, tennis court, boardwalk to the beach and on-site management. The gated parking lot includes light landscaping and the entryway is covered. The complex is about 5.5 miles from the intersection with Highway 59, also known as the “T.” A few retailers and restaurants are located across the street and beyond that, to the west, is part of Gulf State Park. To the east of the condominium complex is the 15-story Windward Pointe and to the west is the Holiday Inn Express.
