Built in 2006, The Colonnades Condominium is located on the East Beach of Gulf Shores and feature luxurious interiors and a host of amenities. There are 53 total units located within 21 floors. Upon stepping off the elevator on every floor, you'll find a grand stone rotunda that stretches the entire height of the building. It is the only of it's kind along our Alabama beaches. There are 3 total units per floor. The 4 bedroom units are a generous 2100 square feet and are located on the East and West ends of the building. Humongous floor to ceiling glass spans the entire Living Room area, and there are 4 bathrooms to match each bedroom. Views from the East corner units overlooking the State Park Beach and Pier are expansive to stay the least. Additionally, these units feature a second 8’ x 8’ balcony that is accessible from two different bedrooms. Middle units at the Colonnades are 1,686 square feet and feature a 3 bedroom floor plan. The Master Bedrooms in all of The Colonnades Condos are Gulf Front and include sliding glass doors that lead to a 27 feet wide balcony directly overlooking the emerald waters. The majority of units are outfitted with tile floors and carpet found only in the bedrooms. You’ll also find 3 cm granite counter tops and stainless steel appliances in a Kitchen that is oriented toward the Gulf of Mexico providing for excellent views while preparing dinner.
It might not come to mind while staying at the Colonnades, but getting to your unit quickly is an everyday convenience. Because there are two elevators that service only 53 units, you’ll be at your front door in no time. Most medium density complexes only have one elevator. There is covered parking on the ground floor of the building, and an abundance of parking in front of building. The second floor is dedicated to an office, meeting area, exercise facility with the necessities, and an outdoor pool with a retractable roof engineered in Italy. During the winter, the roof covers the pool, and becomes heated. The gorgeous beachfront owned by the Colonnades’ owners stretch an amazing 154 feet of breaking waves. There is a boardwalk with a dune walk-over that leads to the white sugar sand of our beautiful beaches. It is accessed from either underneath the building, or directly from the outdoor pool on the second floor.
The Colonnades Condominium complex is within close proximity to the new Gulf State Park Pavilion, pier and facilities, which will provide excellent fun for the whole family. Additionally, there are nine golf courses within a half an hour drive that are sure to challenge any golfer.
There are separate assessments at the Colonnades for insurance and needed maintenance. These amounts vary per year as needed, and are proportionate to the amount of square footage each unit consists of. Units sales average between $540,000 - $1,250,000. Rental potential at this complex is substantial. The 3 Bedroom units can produce upwards of $50,000 per year, and some of the 4 Bedroom units have seen gross incomes of $75,000.
